Douglas County Special Projects Engineering discovered in August 2024 that the storm sewer at Lincoln Ave & Stonegate Pkwy, Lincoln Ave & Keystone Blvd, and a section in between these two (2) intersections was in poor condition and required maintenance. Starting November 4, 2024, until December 15, 2024, Lincoln Ave between Stonegate Pkwy & Keystone Blvd will have storm sewer replacement activities on going. This will be a 4-phase project and traffic control shifts will be different with each phase. Phase 1 is at Lincoln Ave & Keystone Blvd; traffic will be reduced to a single lane each direction. Phase 2 will be at Lincoln Ave & Stonegate Pkwy and traffic will be reduced to a single lane each direction. Phase 3 will be back at Keystone Blvd – the eastbound Lincoln Ave to northbound Keystone Blvd left turn lane will be closed and traffic will be reduced to one (1) lane each direction. Phase 4 will involve a major traffic shift where the westbound Lincoln Ave traffic will be shifted to the south and into the eastbound Lincoln Ave lanes; Lincoln Ave will be a single lane of traffic in each direction.

Prairie Dog Relocation
Our residents may notice traps in several prairie dog communities throughout Stonegate Village Metro District open spaces. These traps are part of a project to relocate prairie dogs living in less suitable urban sprawl areas such as Stonegate to the U.S. Army Pueblo Chemical Depot. The relocated Stonegate prairie dogs will help restore the natural wildlife balance in one of the oldest undisturbed shortgrass prairie habitats in Colorado. Some residents may be aware that prairie dogs have been squeezed into smaller land areas over the years by new construction taking place surrounding Stonegate. Prairie dogs are burrowing under community infrastructure including sidewalks and fences and entering residents' yards. In some areas, they have encroached on groomed and landscaped areas at neighborhood entrances and where residents carry-out recreational activities. Stonegate has contracted a highly respected prairie dog relocation expert that has many years of experience performing this work with a caring approach and safe practices. Please keep away from the areas marked where trapping is taking place to ensure a quick and successful relocation.
Reservoir
On July 2, 2024, we reached out for assistance regarding the persistent trespassing issues at the pond. Although the Douglas County Sheriff’s Office has issued numerous tickets to individuals violating the no trespassing rules, the problem persists. We have discovered that these trespassers are locating the pond through a fishing app, with many coming from outside Stonegate.
To safeguard our property and ensure the health, safety, and welfare of our residents, taxpayers, and constituents, we must emphasize that fishing and watersports are strictly prohibited on all District properties, including the District Reservoir, which is composed of reclaimed wastewater.
If the trespassing continues, we will be forced to install a chain link fence with barbed wire to deter further intrusions.
We have requested increased patrols from the Douglas County Sheriff’s Department, and we urge you to report any trespassing incidents directly to them. Please call the Douglas County Sheriff non-emergency line at 303-660-7505 if you observe anyone violating the property regulations.

Notice Concerning HB23-1105
Notice Concerning HB23-1105: Homeowners’ Association and Metropolitan District Homeowners’ Rights Task Forces Pursuant to House Bill 23-1105, signed into law on May 24, 2023, a Metropolitan District Task Force is to be appointed by November 1, 2023, to examine issues regarding homeowners’ rights and to perform other duties as noted in the new law. A summary of the Bill and link to the signed Act are available at https://leg.colorado.gov/bills/hb23-1105. Each Metropolitan District in Colorado created to finance infrastructure to support a housing subdivision is required to notify its residents about the task force.

Stonegate Park News
All Stonegate Village Metropolitan District parks are open from 6am to 10pm. To report a rules violation, please call the District office number at 303-858-9909, or the Douglas County Sheriff’s Office non-emergency number at 303-660-7500.
No hammocking in Stonegate Village Metropolitan parks or open spaces.
Effective immediately Stonegate Village Metropolitan District will restrict the use of any type of attachment to the park trees, including hammocks. The hammock straps over time, wear away the bark. The layer underneath the bark helps bring water from the roots up to the tree. When that gets damaged, the tree dies. Stonegate considers trees to be an invaluable asset, which is why the district has put in place a no hammocking policy dedicated to protecting our trees.
Stonegate Village Fence Replacement Updates
As we wrap up Phase III of the project, the District successfully installed and stained over 49,118' lineal feet of 6' high and 20,883 lineal feet of 4' high beautifully crafted cedar fencing as of September 23rd, 2024. The fence is replaced at the rate of 500+ linear feet per week (as weather allows). This project continues as planned throughout 2025. We are now beginning the replacement of the two and three rail "open rail" fences. As many already know, in an effort to preserve the appearance of our Stonegate community and keep property values at their highest, the SVMDs Board of Directors voted unanimously to replace the District Fencing (Common Area /Open Space Only) 6’ high, 4’ high privacy fences along with the two and three rail "open rail" style fences. The new fencing is of "like-kind". Definition of Fencing to Be Replaced – Fencing that abuts District Property/Open Space
This project is estimated to take place over a period of four years and began in the Spring of 2021. The fence contractor has walked the property and has prepared the plan for the most efficient and effective way to minimize disturbances to our homeowners. Cooperation by all of us will help to produce a final product that we should all be proud of and one that enhances the aesthetic value of our community.
Attaching Personal Items to Fence:
Please Keep in mind that the perimeter fence is solely owned and maintained by The Stonegate Village Metro District. The District does not allow any homeowner to attach personal items such as trellises, lighting or any other items to either the interior (homeowner side) or exterior (common area) side of the fence. You could be held responsible for repairs to restore the fence back to original condition.
During the fence replacement process there could be some materials from the existing fence or scraps from the new fence left onsite. However, all construction related debris will be removed from the jobsite prior to moving to the next phase.

Stonegate Village Metropolitan District (SVMD) is a governmental entity that was formed per Title 32 of the Colorado Revised State Statutes to perform specific services for the residents and businesses located within the District boundaries.
